Located in Monte Estoril, in Cascais, near the Avenida Marginal, the area of intervention of the Detail Plan covers the slope of a hill, south oriented, confronting at north with the "Avenida das Acácias" and south with the "Avenida de Sabóia". The roads at west and the east, including the "Rua do Pinheiro" and "Rua Vitorino Vaz", define the main points of accessibility to the ground.
The intervention area of the Plan integrates a construction with an implantation area of 850 square metres, an annex whose implantation area corresponds to 40 square metres and the public place with the remaining area of 5,156 square metres.
This land, and edifications are part of the urbanization started at the end of the nineteenth century as a result of strong urban and social transformation operated the county at that time. The construction currently known as Miramar Hotel origins from one of that period, a perfect example of seaside architecture, which project is reported to engineer Almeida Pinheiro.
The plan foresees the construction of a tourist complex of high quality and international recognition, in the spot where the ruin the Miramar Hotel is located. The new tourism undertake should have a development to north, peripherally strengthening the limit of the lot, while respecting the existing grove of trees and releasing the largest area of open ground possible. It is expected the demolition of the existing buildings in the intervention area, safeguarding the preservation of some elements such as the south façade of the ruin and its quadrangular turret. These two elements and the grove of trees, act as symbols of the memory of that place, formerly occupied by the former Hotel Miramar.
The new building with an implantation area of 1711.37 square metres will have 108 units of lodgment, common areas, restaurants, living rooms, multipurpose rooms, bar, pool and gym. It consists of one floor of entry (Floor 0), three floors of rooms (floor 1, 2 and 3) and two floors of parking (Floor -1 and -2). The project totalises a building gross area of 12030.14 square metres, including the parking area in the basement with 3293.88 square metres.
